How the Closing Process Works

We know that it’s not every day that you buy or sell property. If you’re new to the process, it may seem complicated. We want to remove that complexity, by making the process easy-to-understand and transparent. Orchard Title is with you every step of the way.

Under Contract

A buyer and seller agree to a price for a home or piece of property. The two parties sign a contract, and select a closing date.

Title Search

We investigate the ownership history of the property. Then, we prepare a report that includes our findings.

Deliver Report

We provide a report to the lender, called a Title Commitment. It identifies any issues we find that might impede your real estate transaction. Examples include title defects, liens, easements, and encroachments.

Answer Title Questions

We partner with banks, real estate agents, and even other title companies to resolve any issues identified in the Title Commitment.

Prepare for Closing

We schedule a closing appointment that’s convenient for you, and arrange for any needed third parties to attend. Then, we collect all the documentation required to assure that you have a smooth closing.

Closing

We facilitate your closing. This is when the final paperwork is signed, so property can change hands.

Recording & Funding

A property’s title is transferred to the buyer, and recorded with the county in which the property is located. Funds are distributed to all owed parties, and your real estate transaction is complete.

Coverage Begins

Title insurance coverage starts protecting the buyer from any future claim of ownership that could be made against the property.

What to Expect at Closing

Closing your real estate transaction is a relatively straight-forward process. We’ve broken it down into three steps for you. We’re always here to answer your questions.

Meet Your Closing Agent

Meet your closing agent at the scheduled time and location. If you’re buying property, you might be joined by your real estate agent, your loan officer, the seller, and the seller’s real estate agent.

Sign Your Documents

In order to complete your purchase, sale, or refinance, you’ll need to sign documents related to your transaction. Your closing agent will review them with you, and show you where to sign. You can ask questions at any time.
